RV/Camper Rental Policies

Cancellation policy:  We have a 30 day notice of cancellation to reclaim a full deposit less a $25 processing fee. Between 15-30 days a half night charge will be assessed and you will be refunded the balance. All sales will be final within the 15 days unless we can find a party to take your rental by the check in date, wheras you will be credited all but one half night.

We require a 50% deposit when booking a camper outside of 2 weeks with final payment due 14 days in advance of your stay.

Check in & out: Check in time is normally 4PM and check out 12 PM unless you opt for an early or late check out for a small additional fee. (Depends on availability)

Cleaning/Damages: We have applied a cleaning fee to each unit but still ask that you leave your campere broom clean with dishes washed and trash put out. In the event of any damages or excessive cleaning it will be understood that the credit card we have on file with you will be used to cover these costs unless alternate arrangements are agreed upon. If you elect to pay with cash or check and cannot provide a valid credit card for security, then a $100 refundable damage/cleaning deposit may be acceptable at check-in.

Deck policy: Our 2700 sq. ft.”Island Deck” is available for your limited use and enjoyment. The common areas are open to all provided the deck has not been previously reserved in which we will notify you of the restricted times. The whole deck/pavilion can be reserved exclusively for 2-6 hours during your stay, the hourly rate determined by the number of campers your group has rented. The deck kitchen can be reserved individually as well for 2-6 hours on a first come basis for $30 per hour.

Extra People: If you have extra people (over listed capacity) you will be assessed an additional $20 per person per nightly rental. Our campers and grounds are generally for the exclusive use of our registered guests so please inquire with us if you would like to have limited visitors for any period of time.

Linens & Towels: We require you to provide towels for your group. The beds are provided with linens, pillows and throws.

Pet Policy: We welcome your pets provided they are trained and well behaved. Red and Bo are our very friendly resident dogs and they have the run of the property. We do require a non refundable $30 cash pet deposit per animal. We ask that you kennel your pet if you leave them behind while away from the property for any reason and provide pet sheets if you allow your pets on furniture at home. We do have an outdoor dog runner for your use.

Smoking policy: We would rather you not smoke in the campers and provide covered and open porches with ashtrays and sand filled buckets for your butts and ask that you use them keeping our grounds clear of litter.

Weekend policies: Weekends require a 2 night minimum stay. This can also be a Thursday and Friday or Saturday and Sunday nights. Exceptions to this may be requested but would generally apply to the off season. If accepted, single night weekend stays would require a 25% premium over the camper nightly rate.
